Westbridge and Pixon Lane Industrial Estates have been developed over many years to no overall design. As a result, their layouts do not make best use of the space available and their appearance does not relate well to the River Tavy flowing through the Meadows or to the Westbridge Cottages conservation area. The ‘Kings’ area is a particular eyesore although redevelopment here is made more difficult by the presence of underground mine workings. There are
relatively few eyesore buildings in the town centre, which makes their
replacement even more desirable. The Pearl Assurance building in Duke
Street has reasonable proportions but its horizontal lines and upper
plate-glass windows clash with the surrounding Victorian buildings of
Hurdwick stone. The shop buildings on the opposite side of the road
in Duke Street are also modern; they do not blend well with their neighbours
and their rear elevations in brick detract from Market Road’s
setting by the River Tavy. The Co-op building in Taylor Square, built
in concrete on a single storey in the 1960s, is described by Pesvner
as ‘appallingly ugly.’ |

‘Redevelop
Kings area.’ ‘Redevelop
the whole Pearl Assurance site. It should enhance the townscape, create
more office space and include basement parking.’ |
